The oldest part of town and the greenest, joined at the hip. Prince Carl of Solms-Braunfels laid the streets out from Main Plaza in 1845 and the German grid still runs the traffic pattern. Nine tenths of a mile northwest, Landa Park sits on the springs that start the Comal: 51 acres of live oaks, a spring-fed pool, a miniature train and the golf course. Renting here means walking to the plaza, the Brauntex and the tube chute at Prince Solms Park, in a mix of older garden buildings and a handful of newer infill. The catch is the one every downtown has: the buildings are older, parking is tight, and from May to September the river brings the whole state with it.
Gruene grew up as its own cotton settlement and only later folded into New Braunfels, which is why these blocks look nothing like the rest of town. The district has carried National Register status since 1975. Gruene Hall anchors it, open since 1878 and still booking live music seven nights a week, with the Guadalupe running behind it. The whole district is walkable in about fifteen minutes. Rental stock here is genuinely thin and it leans boutique, so the good units move on relationships rather than listings. Weekend tourist traffic is the honest trade-off, and it is heavier than newcomers expect.
East of I-35 along FM 306, and the single biggest concentration of apartments in New Braunfels. This is where the growth went: New Braunfels Town Center at Creekside brought the big-box anchors, Freiheit Village added the walkable retail and medical strip at Creekside Crossing, and Christus Santa Rosa put a hospital within a few minutes of all of it. The buildings are the newest in the city and priced accordingly, and the interstate is a five-minute drive. You will drive for everything that is not in the retail loop, but that loop covers most of an ordinary week.
The band of newer construction wrapping the north side of town, between Gruene and the Creekside retail district, threaded by Loop 337 and FM 306 as it heads out toward Canyon Lake. Renters land here when they want a recent building without Creekside pricing and without Gruene weekend traffic. You are five to ten minutes from the historic district, ten from the plaza, and pointed the right direction for a lake weekend. It is a corridor rather than a neighborhood, so what you get depends heavily on which side of the loop you sign on.
South of the Comal, on both sides of the interstate, running down toward Solms and the Guadalupe County line. This is the practical end of the market: the shortest hop to the highway, the lowest friction for anyone commuting to San Antonio, and consistently the softest rents in the city. The stock is a real mix, older garden communities alongside recent builds on the frontage roads. Highway noise is the honest catch, and it is less walkable than anywhere north of the river, but a San Antonio commuter saves twenty minutes a day here over Gruene.
West and northwest of Landa Park, climbing toward the Hill Country. Veramendi is the city's first fully planned community and the reason this side of town changed character in a decade, with trails, pools and schools built into the plan rather than added later. Around it sit Oak Run and the Westpointe stretch, quieter and more wooded, on larger floor plans than the middle of town offers. You trade walkability for space and elevation, and you drive to the plaza.
