The community sets a minimum age for the household under the federal exemption for housing for older persons, most often 55 or 62. It is an eligibility rule written into the lease, the same way an income cap is at a tax credit property, and the community applies it to every applicant.

Why are these not in the main search?+

Most people using a general search are not eligible to lease one. Mixing them into the same list as the rest of the market would put a renter in front of an apartment they are not eligible for, which wastes their afternoon.
