School zoning

Comal ISD or New Braunfels ISD

Two districts split this town and the line does not follow one road. We ran every community's verified pin against the state boundary layer, so this page says which district an address is in rather than guessing from the street name.

Zoning from TEA SchoolDistricts_SY2526 hosted layer (tea.texas.gov open data). Rents read from each community's own site and banked nightly.

There is no ranking on this page. We hold district boundaries, not accountability ratings, and the two districts publish their own. A rental site inventing a grade for a public school system is steering renters, not informing them.

The boundary

Where the line runs, area by area

The useful version of a district map is not the map. It is the list of places where the line cuts through the apartment stock. Those are the addresses where two neighbours in the same postcode send their children to different schools.

An area marked split has communities in both districts. The boundary can run between two buildings on the same road.

2 of our areas carry communities in both districts. If schools are driving your move, the area name is not enough. The district has to be confirmed against the street address.

The limit

District zoning is not campus zoning

This page places an address inside a district. It does not tell you which elementary school the children in that apartment will walk into, and the difference is not academic: a district holds several campus attendance zones, and those redraw as schools fill and new ones open.

We publish the district, which we can check against a state boundary file. We do not publish the campus zone, since doing that properly needs a current layer from the district itself, and guessing it from a district boundary would be the kind of near-enough answer that gets a family enrolled in the wrong school.

Questions renters actually ask

Which district is better?+

We do not publish an answer to that and we would not trust a rental site that did. We hold district boundaries, not accountability ratings, and a made-up grade printed beside real rent figures would be steering rather than information. Both districts publish their own TEA ratings and campus reports; those are the source worth reading.

How do you know which district a community is in?+

We take each community's verified coordinates and test them against TEA SchoolDistricts_SY2526 hosted layer (tea.texas.gov open data), banked September 9, 2026. The pin is tested against the district shape itself rather than inferred from the street name, which is what makes it reliable on the streets where the line actually runs.

Does the district tell me which elementary school my child attends?+

No, and this is the limit worth knowing. We carry district zoning only. A district holds several campus attendance zones inside it, those zones move more often than district lines do, and we do not publish them until a district publishes a current layer we can check against.

Can the zone change after I sign?+

Yes. Attendance zones are redrawn as schools fill and new ones open, and a lease does not freeze them. Confirm the address with the district directly before signing, and again if you are renewing around a new campus opening.

Is one district more expensive to rent in?+

On today's bank, the cheapest proven start is $799 in Comal ISD and $844 in New Braunfels ISD. That gap is mostly an artefact of where the newer buildings went rather than a premium anyone charges for a district.

How many communities sit in each district?+

42 in Comal ISD, 18 in New Braunfels ISD.

No cost. No obligation. Takes 60 seconds.
