Gruene grew up as its own cotton settlement and only later folded into New Braunfels, which is why these blocks look nothing like the rest of town. The district has carried National Register status since 1975. Gruene Hall anchors it, open since 1878 and still booking live music seven nights a week, with the Guadalupe running behind it. The whole district is walkable in about fifteen minutes. Rental stock here is genuinely thin and it leans boutique, so the good units move on relationships rather than listings. Weekend tourist traffic is the honest trade-off, and it is heavier than newcomers expect.
